Capital Project 2024 Phase 3

The General Trades Contractor completed a majority of the wall tile work within the corridors. Other than two small sections, the remaining tile work is part of a change order and will be installed late September when the tile arrives onsite. The General Trades Contractor also installed the new walk-off mats at both vestibules and finished installing the glass at the District Office entry doors. A punch-list walkthrough was completed mid-August and was issued shortly after. The General Trades Contractor began addressing the items and as of the end of August is about 50% complete with the remaining items expected to be completed in September. The Mechanical Contractor completed their base contract work and as of the end of August only had change order work remaining in the old Computer Labs. The Electrical Contractor finished installing the courtyard lights aswell as all door access equipment.

Outside, the Electrical Contractor worked alongside the Site Contractor to install the new parking lot lights shortly after the Site Contractor had completed the placement of asphalt. All base contract site work is completed inclusive of lawn restoration. 

The General Trades Contractor modified the previously installed door frames to accommodate the electronic hardware added via change order at the start of the project. The fire shutter has been installed and wired up at the transaction window and the wall tile in the corridor that was added to the contract via change order was mostly completed. The General Trades Contractor installed the new window shades throughout both office spaces, completed paint touch-ups, and final cleaned both spaces. The storefront at the old main entrance was removed and swapped out and the flooring within the vestibule section was prepped for the new walk-off mat. The Electrical Contractor worked alongside the General Trades Contractor installing the new electrified door hardware throughout both office spaces. The Electrical Contractor also installed the new courtyard lighting on the exterior of the computer lab and worked alongside the Site Contractor installing the new parking lot lighting. 

Outside, the parking lot progressed rapidly; the new storm drainage was installed, geo-textile fabric and subbase material was placed, the lot was fine graded, and asphalt was placed towards the end of July. 

The General Trades Contractor completed installing wall tile in the new vestibule area and addressed all deficient areas of concern previously discussed. Additionally, the General Trades Contractor completed the install of flooring throughout both office areas and installed all doors and hardware. The door frames will need to be modified to accommodate the electronic hardware. Millwork, including counters and windowsills, have also been installed throughout both office spaces. The Electrical Contractor installed the new low-profile lighting throughout both office spaces and nearly completed installing all new devices and cover plates. There has been a delay with the glazing needed for both sets of vestibule doors due to the material swap made mid-spring. The glazing is expected mid-July, with the install of the doors scheduled for late July. The transaction window install was pushed to early July due to a size change that occurred a few months back. District purchased furniture has been moved into the offices with the install of ceiling tiles being the only major work remaining in the office spaces.

Outside, the install of the new metal panels commenced and is currently about 90 percent complete at both the entry vestibule and courtyard. Additional flashing has been installed in the courtyard at the base of the metal panels. 

The General Trades Contractor began installing wall tile in the new vestibule area. There were some deficiencies noted with the installation that were discussed during a field walkthrough. The General Trades Contractor is taking corrective action and will work to ensure a better quality finished moving forward in the corridors. Additionally, the General Trades Contractor applied moisture mitigation and prepped the concrete to receive new flooring. The Mechanical Contractor completed the installation of the new roof top unit, and the unit was started up. The Electrical Contractor ordered new thinner light fixtures in lieu of reusing existing due to ceiling elevation issues with new ductwork.  
 
Outside, the concrete walkway to the new vestibule was prepped and poured. Some additional concrete was removed near the flagpole to accommodate an slight elevation change. Due to all the concrete directly adjacent to the flagpole remaining, the new flagpole light is going to be mounted on a concrete pedestal in the lawn area in lieu of being mounted to the pole. 

The General Trades Contractor made all the layout modifications noted in the change order issued last month. This included the installation of a new steel column at the vestibule. The General Trades Contractor also continued priming and painting walls and installed new exterior windows throughout both spaces. Additionally, The General Trades Contractor began installing acoustical ceiling grid and dropping border tiles. The Plumbing Contractor made final connections to the existing building plumbing to accommodate the new sink in the District Office Break Room. The Mechanical Contractor delivered the new roof top unit, set the unit in place, and began making final connections. The old units were removed and the curbs were capped. The Electrical Contractor completed the wiring at the new roof top unit and began installing devices 
such as power receptacles and switches.

The General Trades Contractor began priming and painting walls where possible. The new drop box in the treasurer’s office was installed, and the new exterior metal panels were measured up and put into production. The Plumbing Contractor installed domestic water and drainage pipe for the new sink in the district office break room. The Electrical Contractor installed the new power outlet within the floor of the conference room and pulled wire through previously installed conduit for the new roof top unit. The roof top unit is expected to arrive April 6th.

Regarding modifications to the project, a change order has been processed to infill a portion of the transaction window at the vestibule, swap a framed doorway into a cased opening, remove an existing steel column and relocate with a new smaller steel column. That change order was approved Monday March 30th, the General Trades Contractor has scheduled the remaining carpentry work to recommence towards the middle of next week. The tile installation has been scheduled to start the week of April 13th.
